What subsidence actually is, and what it is not
Subsidence is the downward movement of the ground beneath a building's foundations, where that movement is not caused by the weight of the building itself. The foundations lose support, part of the structure drops, and the walls crack because masonry has almost no ability to stretch. It is a foundation problem that shows up as a wall problem, which is exactly why it gets misdiagnosed so often.
Three different things get lumped together under the word subsidence, and telling them apart is the whole diagnosis. Settlement is a new or recently extended building compressing the soil beneath it as it beds in. It is normal, it happens in the first couple of years, and it usually stops on its own. Heave is the opposite of subsidence: the ground swells, often after a large tree is felled and stops drawing moisture out of the soil, and pushes the structure upward. Subsidence proper is downward ground movement that carries on until whatever is causing it is dealt with.
The practical consequence is that a crack alone tells you almost nothing. What matters is the shape of the crack, whether it is growing, and what is under the building. A surveyor who tells you a diagonal crack means subsidence without looking at the drains, the trees and the ground history is guessing.
The common signs of subsidence, ranked by how much they should worry you
Most people find subsidence through one of six symptoms. Here is what each one looks like and how seriously to take it.

Two rules cut through most of the confusion. First, a crack that appears in the same place on the inside and the outside of the wall is far more significant than one that appears on one face only. Second, a crack that is still moving matters and a crack that has stopped does not. That is why monitoring exists.
Plenty of cracking in Scottish housing stock has nothing to do with foundations at all. Thermal movement, plaster shrinkage in a newly heated room, a lintel corroding above a window, and old lath-and-plaster failing are all common, and none of them need underpinning. How surveyors classify cracks: BRE Digest 251
There is an established industry scale for this, and knowing it stops a lot of panic. BRE Digest 251, Assessment of damage in low-rise buildings, sorts visible damage into six categories from negligible to very severe. It is what a chartered surveyor or structural engineer will reach for, and it is what an insurer's loss adjuster will refer to.

Category is a judgement about the whole picture, not a tape measure reading. A surveyor weighs the number of cracks, where they run, whether they pass through the full thickness of the wall, and what the building is made of before landing on a number. The useful headline is that damage up to category 2 is generally treated as cosmetic, and it is at category 3 and above that lenders, insurers and buyers start to behave differently.
What causes subsidence in Scotland specifically
This is where most of the internet gets Scotland wrong. The subsidence stories that dominate UK news every hot summer are about shrinkable clay soils drying out and shrinking, which is overwhelmingly a south and east of England problem. Scotland's geology is different, and so are its causes.
Historic mine workings
Scotland's central belt was mined intensively for centuries, and shallow abandoned workings, unrecorded shafts and collapsed roadways can still move. The Mining Remediation Authority, which changed its public name from the Coal Authority in November 2024, holds the records and states that coalfield areas cover around one in two properties in Scotland. That is why a coal mining search is standard practice in Scottish conveyancing rather than an exotic extra.
This is not a theoretical risk. At Dewar Avenue in Kincardine, Fife, subsidence traced to old coal workings led to homes being demolished and the local community centre closing, and a remediation programme injecting grout and gravel into the former workings ran through 2026. It is a reminder that where the ground has been hollowed out, it can still find a new level a century later.
Made ground and infill
Former industrial land, quarry backfill, colliery spoil, old railway cuttings and reclaimed dockside sites are everywhere in urban Scotland. Made ground compacts unevenly under load, and a house sitting half on natural ground and half on infill is a classic candidate for differential movement.
Leaking drains and water mains
The single most common and most fixable cause. A cracked drain run washes fine material out of the soil beneath the foundation over a period of years, creating a void. It is unglamorous, it is often cheap to repair once found, and a CCTV drain survey should be one of the first things anyone does. Scotland's rainfall means saturation and washout matter more here than clay shrinkage.
Trees and vegetation
Trees do cause subsidence in Scotland, but usually where there is clay or silt within reach of the roots rather than across the board. Poplars, willows and oaks near a wall are worth noting. Removing a mature tree next to a house is not automatically the fix, because in clay it can trigger heave instead, which is often more damaging than the original problem.
Escape of water and freeze-thaw
Burst supply pipes and long-running leaks soften ground locally. Repeated freezing and thawing in exposed rural locations can loosen the material under shallow Victorian foundations, which is one reason older Scottish cottages sometimes show movement that a modern house on the same plot would not.
Mining reports, Con29M and the right to claim
If a property is in a coalfield area, the buyer's solicitor will order a coal mining report. The Con29M is the Law Society standard coal mining search and answers the set of questions in the Law Society guidance notes: past, present and proposed underground and opencast working, mine entries near the property, mining geology, previous subsidence claims, mine gas and surface hazards.
A report that flags something is not the end of a sale. It is the start of a specific enquiry, and the answer is often that the workings are deep, long stabilised, or already remediated. What kills sales is a report nobody looked at until the week before settlement.
The scheme covers damage to the property itself. It does not cover moveable contents, personal injury or general consequential loss, and you cannot run a damage notice and a separate common law claim for the same damage at the same time. Get the damage notice in early, keep dated photographs, and take advice before accepting any settlement figure.
How to check your own house, step by step
Before you spend money on an engineer, spend an hour doing this properly. It is what a surveyor would do first anyway.
- Photograph every crack with a ruler or coin in shot, dated. This is the single most valuable thing you can do, because movement is only provable over time.
- Check whether each crack appears in the same place inside and out. Cracks visible on one face only are usually finishes, not structure.
- Measure the width at the top and the bottom. Tapering cracks point at rotation. Parallel-sided ones usually do not.
- Look at the drains. Lift the nearest inspection chamber, run a tap and look for standing or escaping water. Note any soggy ground, sunken paving or lush patches of grass near the wall.
- Check gutters, downpipes and gullies. A downpipe discharging straight into the ground beside a foundation is a very common root cause and costs almost nothing to fix.
- Note trees and their distance from the wall, plus any felled recently, which raises the heave question.
- Test doors and windows in every room and note which bind and in which direction.
- Order a coal mining report if you are anywhere in the central belt, Fife, Ayrshire, the Lothians or Clackmannanshire.
If the photographs show no change over six months and the cracks are category 0 to 2, you very probably have a decorating job rather than a foundation problem. If they are growing, move to a chartered structural engineer, not a free assessment from a company that sells underpinning.
Getting a proper diagnosis: monitoring and who to instruct
The formal route is a structural engineer's inspection, usually followed by a monitoring period. Tell-tale gauges or survey level monitoring are fixed across the cracks and read at intervals, typically over six to twelve months so the readings cover both a wet and a dry season. Only then can anyone say whether movement is live, seasonal or finished.
Instruct a chartered structural engineer, or a chartered surveyor with structural experience, and pay for an independent report. Avoid taking a diagnosis from a contractor whose business is selling the remedy. If the property is insured and you intend to claim, tell your insurer before commissioning work, because they will normally appoint their own loss adjuster and engineer and may not reimburse investigations you arranged unilaterally.

What it costs to investigate and fix
Every figure below is a range of what is commonly quoted, not a quotation and not a statistic. Ground conditions, access and building type move these numbers enormously, and you should get written quotes for your own property.

For scale on the insurance side, the Association of British Insurers reported that home insurers paid out around £72 million for domestic subsidence claims in the second quarter of 2026, with the average claim reaching a record £20,000, more than £2,000 higher than the same period a year earlier. Those are UK-wide figures driven largely by an exceptionally warm spring and clay shrinkage in England, so treat them as context for the cost of a claim rather than a measure of Scottish risk.
Insurance, excesses and continuity of cover
Buildings insurance in the UK normally covers subsidence, heave and landslip as a standard peril. Three things about that cover matter when you own or are buying an affected property.
- The subsidence excess is much higher than the standard excess. An excess of around £1,000 on subsidence claims is common while other perils sit far lower, so small movement is effectively uninsured.
- Cover is for damage that occurs during the policy, not for a pre-existing defect. Buying a house with known unresolved movement and then claiming is not how it works.
- Continuity of cover is the thing buyers should ask about. Where a property has an existing or past claim, the current insurer will usually continue cover and, under the industry's long-standing continuity arrangements, a new owner can often take over that policy. Losing the existing insurer is what makes a house genuinely hard to insure, so never cancel a policy on a property with a subsidence history without lining up the successor first.

The Home Report, disclosure and your legal duty in Scotland
Scotland is different from England here in a way that catches sellers out. Before a house is marketed on the open market you must hold a Home Report, and it contains a Property Questionnaire that you complete yourself. It asks direct questions about the condition and history of the property, including structural problems and insurance claims.
Answering that questionnaire inaccurately is not a technicality. A knowingly false or misleading answer exposes you to a misrepresentation claim from the buyer after settlement, and the fact that Scots missives conclude quickly does not protect you. The safe and, frankly, the commercially better approach is to disclose what you know, hand over the engineer's report and monitoring data, and let a buyer price a known quantity. The Single Survey part of the Home Report will also carry the surveyor's own view. Structural movement typically drives a condition category 3, meaning urgent repair or replacement is needed, and a category 3 on a structural element is what makes mainstream lenders retreat.
Selling a house with subsidence, current or historic
You can absolutely sell it. What changes is who will buy it and on what terms. The moment a lender's valuer sees live structural movement or an unresolved category 3, the mortgage offer is likely to be refused or made subject to a retention, and the buyer pool contracts to people who do not need a mortgage. Auction works for structurally compromised property for a specific reason: the buyers are cash purchasers, developers and builders who price defects for a living rather than being frightened by them, and a full legal pack lets them do that before they bid. We will also say where auction is the wrong answer. If your cracking turns out to be category 1 or 2 shrinkage, fix it, decorate, and sell normally. Do not discount a house for a problem it does not have.
Who each route actually suits
- Investigate and repair first if you have time, the cause looks like drains or a tree, and you can fund a few thousand pounds of work that unlocks mainstream lending.
- Sell as-is on the open market if movement is historic, certificated and the Home Report is not carrying a structural category 3.
- Sell at auction if the property is genuinely unmortgageable, you are working to an executry or divorce timetable, or you have already had a sale collapse on survey.
- Take a cash company offer only if speed with a single named buyer outranks price, and read how far below market value those offers sit first.
Alternatives worth considering
If you do not want to sell at all, there are other moves. Repair and stay, and simply keep the certification for whenever you do sell. Rent the property out, accepting that a landlord still owes repairing duties and that lenders view buy-to-let on a subsiding building no more kindly. The risks to manage
- Misdiagnosis. Underpinning a house that had a leaking drain is an expensive way to fix nothing.
- Contractor-led diagnosis. Free structural assessments from firms that sell underpinning are marketing, not engineering.
- Cancelling the existing insurance. On a property with a claims history, the incumbent insurer is an asset. Losing it can make the house near-unsaleable.
- Under-disclosing on the Property Questionnaire. The short-term gain is nothing against a misrepresentation claim after settlement.
- Renegotiation on the open market. A buyer who discovers movement at survey stage will usually try to reprice, often late and hard. A binding auction bid removes that lever.
- Doing nothing. Ground movement does not heal. The six-year clock on a mining damage notice runs whether or not you act.
